How it works

Two separate things happen on this page, and it is worth knowing which is which. The comparison table is a dated snapshot of what banks publish. The instalment calculator is exact arithmetic that does not depend on any of those figures.

Where the rates come from

Every rate in the table was read off the lender's own website on 2026-08-20 and carries a link back to the page it came from. Nothing is taken from a property portal, a comparison site or a news article. That rule has a consequence worth stating plainly: 2 of the housing lenders here publish no rate at all. Commercial Bank of Ceylon publishes its discounts without ever publishing the rate they come off; HNB advertises fixed and floating options with no figure attached. Both appear marked “not published”, because knowing a lender will not quote online is itself worth knowing before you queue at a branch.

Each row also carries the date the bankstamps on its rate sheet, not the date this page was built. Seylan Bank's housing figures carry an August 2026 timestamp; People's Bank's sheet still shows an effective date of 1 November 2023, a different interest-rate environment entirely. The badge beside each date turns from “Current” to “Verify” after 90 days and to “Out of date” after a year, so the age of a number is as visible as the number.

How the instalment is worked out

Sri Lankan banks price term loans on a reducing balance: interest is charged each month on what you still owe, so the interest share of every instalment shrinks while the principal share grows. The instalment itself is fixed by the standard amortisation identity:

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)

P is the amount borrowed, r the annual rate divided by 12, and n the number of monthly instalments. At a rate of zero the expression is undefined, so the calculator branches to EMI = P ÷ n. Every result is then cross-checked against a full month-by-month amortisation run: the schedule has to clear the loan to a zero closing balance and its accumulated interest has to match the closed-form total to within a rupee. That is what the “cross-checked” line under the results reports.

Where a bank publishes a tenure-banded table, the rate is matched to your term at the band boundary the bank actually wrote: a five-year term takes the “up to 5 years” rate, not the next one up. Ask for a term longer than the bank publishes and the tool says so rather than quietly applying the top band to a number the bank never quoted.

Fixed, floating and AWPLR

Most Sri Lankan housing loans and leases float: they are priced as AWPLR plus a margin and reprice every three, six or twelve months against the Average Weighted Prime Lending Rate the Central Bank publishes weekly — it stood near 8.50% at the weekly CBSL reading recorded on 9 July 2026, and the live figure is on the CBSL site linked below. A quoted rate is a starting rate, which is why the calculator shows what a two-point rise would add. Fixing costs more: NSB prices a fixed-full-tenure housing loan at 13.00% against 11.00–11.50% floating.

Worked examples

Housing loan at the cheapest published rate

  6. Total repaid = 51,609.42 × 240 = Rs 12,386,261
  7. Total interest = Rs 7,386,261 — 148% of what you borrowed

Personal loan on a published professional rate

  6. First instalment splits Rs 10,417 interest / Rs 12,081 principal
  7. Total interest over five years = Rs 349,876

Edge case — the same loan stretched from 15 years to 25
