How it works
The UAE Golden Visa is a long-term (5- or 10-year) self-sponsored residence permit. Unlike a standard work visa it needs no local employer to sponsor you and lets you include your family. The UAE Government publishes a fixed quantitative threshold for each investor and talent category, and this checker is a plain rule set — one threshold test per official category, no scoring or points. Every rule mirrors a figure on the u.ae long-term-visa page.
- Real-estate investor — eligible for a 10-year visa if your UAE property is worth at least AED 2,000,000. Single or combined properties count, and off-plan or mortgaged units from a UAE-approved developer are included (confirmed by Dubai GDRFA).
- Public investor — eligible if a deposit in an accredited UAE investment fund, or paid-up company capital, reaches AED 2,000,000.
- Entrepreneur — eligible if you own or run an economic project with capital of at least AED 500,000, or hold an approval letter from an accredited UAE business incubator or auditor. The endorsement satisfies the route on its own.
- Skilled professional — eligible only when all three hold: a monthly salary of at least AED 30,000, a bachelor's degree or higher, and a MOHRE occupation classified at Level 1 or Level 2, under a valid employment contract.
- Outstanding student / graduate — eligible for a 5-year visa at a university GPA of 3.5 or above; a GPA of 3.8 or graduating from a top-ranked institution maps to the 10-year track.
When you choose “Not sure,” the tool runs every rule against whatever figures you supply and reports the best qualifying route plus the nearest miss. The thresholds are pure value ≥ threshold comparisons, and each verdict is independently re-derived by a second, generic threshold check so the two must agree. The optional AED→LKR display uses a single dated reference rate and is never part of any eligibility decision.
Some Golden Visa categories — scientists, specialised talents, creatives, athletes, humanitarian pioneers and frontline heroes — depend on government nomination or accreditation rather than a number. No calculator can confirm those, so the tool flags them separately instead of guessing.
